These neighborhoods are in no particular order because they all have unique features that make them special.

  1. Ashley Heights

    Ashley Heights is located in the Salmon Creek/Felida area and is very well-established and well-known. Most of the homes in the neighborhood were built in the 90s. Many of the homes are large, 3,000-6,000+ sqft, catering well to families, though of course anyone can live in the neighborhood.

    The lots are generously sized, with most of them coming in around 1/4 acre or more. The neighborhood has a nice, well-maintained park and is in an optimal location with high-rated schools and backing right to Salmon Creek. There are a handful of very large, luxury homes in the back, that back directly to the beautiful Salmon Creek.

  3. Felida Overlook

    Less than 20 years ago, much of Felida was farmland, owned by the Erickson Family. You can read more about Erickson Family Farm & it’s development here. Felida Overlook, the specific subdivision we’re talking about today, was the 2021 Parade of Homes neighborhood. The Parade of Homes is when local builders and other housing professionals gather together to showcase their best work for the community annually.

    The neighborhood is partially gated and includes about a dozen luxury, custom estates that are completely unparalleled in Vancouver, WA. These homes have unique features like in ground pools, package drops, home theaters, built in aquariums, courtyards, and more.

    There are also a handful of homes in the neighborhood outside of the gated area.

    As for amenities, Felida Overlook is close to Felida Community Park and the Shops at Erickson Farms, choice spots to spend free time for Felida residents.

  5. Steamboat Landing
  6. Steamboat Landing

    Steamboat Landing is a gated community directly on the Columbia River. The neighborhood has homes ranging from more modest all the way to luxury with sweeping views. Although still very high end, Steamboat landing has some more affordable options for those looking to live close to the water.

    The cool thing about this neighborhood? It gives you access to a private beach and marina, which is hard to come by.

  7. The Cove

    The Cove is a gated community bordering directly to Vancouver Lake, and is one of very few residential neighborhoods to touch the lake border, as most of the surrounding land is for parks and community preservation.

    The neighborhood is a choice spot for retirees, but is not 55+. Thus, many of the homes within it are one-level. There are a handful of homes on the North end of the neighborhood that have a beautiful view of Vancouver Lake. Living in the community, you’ll also have exclusive private access to the lake using the trail for neighborhood residents only.

  9. Pacific Village

    Pacific Village is a great, modern neighborhood in prime East Vancouver built around 2018/2019. It’s homes boast modern amenities such as open concepts, high ceilings, and clean finishes. Most of the homes in the neighborhood are either contemporary or modern farmhouse style.

    Pacific Village is ultra-close to shopping and restaurants in East Vancouver off of 164th Ave/162nd Ave, Harmony Sports Complex, a popular spot for competitive and recreational sports, and Dakota Dog Park/Pacific Community Park.

    Maple Crest is another choice favorite for well-established neighborhoods in East Vancouver. It boats generous lot sizes, plenty of trees, a beautiful scenic walking path, and lot’s of nice neighbors! Most of the homes here were built from the 90’s to the early 2000’s. Many of the homes in the neighborhood have 3 car garages. Maple Crest is actually right across the street from Pacific Village, our previously mentioned neighborhood, so if you drive the area, be sure to check them both out!

  13. Erickson Farms

    Erickson Farms is located in Felida, a desirable part of Vancouver, WA. Most of the homes were built around 2014/2015, and many of them are large, consisting of 3000+ sqft, 3 car garages, 4-6 bedrooms + office, and more.

    There are also a considerable number of custom homes in Erickson Farms neighborhood, including desirable floor plans such as one-levels and multi-generational living.

    Erickson Farms is walking distance from ‘The Shops at Erickson Farms,‘ which was developed around the same time as the residential part of the neighborhood. Residents of Erickson Farms love the small-town feel of this quaint subdivision.
