Orchards

Orchards is a large area in North East Vancouver, bordering Brush Prairie with a variety of housing options and many multi-decade residents.

Today, Orchards is an area with a variety of housing options. Like much of Vancouver, large and small parcels of land have been sold off over time, creating an effect where there are hundreds of smaller subdivisions with very different home styles built from different times, though, much of Orchards was built out in the 90s and early 2000’s. Most of the neighborhoods built before approx 2000 have no HOA. You’ll find both single family and attached homes throughout Orchards.

Orchards is also a choice spot for new development, particularly East of 162nd Ave. Notable newer subdivisions (built after 2018) in the area include Velvet Acres, Fifth Plain Creek, Hockinson Meadows, Si Ellen Farms, and Adams Glenn.

As for shopping and amenties, Fourth Plain Blvd and 117th Ave are lined with grocery stores, fast-casual restaurants, hardware stores, local businesses, and more. Orchards is a prime location for fast travel around the city because it’s located very close to where SR500 and I205 converge.

Orchards Community Park, which is managed by Clark County, covers a sprawling 33 acres and includes a playground, walking trails, open space, a picnic pavillion, and BBQs. You can read more about Orchards Community Park here on the Clark County Government’s website.
